With generally ever tighter planning controls, and particularly in London, we have seen a dramatic increase in subterranean developments in recent years. Planning authorities now carefully consider these and have specific policies and requirements in place to be met by the application or are working towards these policies.
Our particular expertise in listed and historic structures has been particularly helpful to Clients and Architects in gaining successful planning consents.
The requirements generally include the need for detailed site investigations, arboricultural assessments, assessment of the impact to the existing building or those in close proximity and the production of a Construction Method Statement. We have assisted in gaining planning consents for subterranean developments in the Royal Borough of Kensington & Chelsea and Westminster City Council.
We pride ourselves on providing practical, economical solutions for challenging projects in this field.
We have recently completed several basement extension projects to listed Georgian properties in the above London Boroughs, having been involved from before planning to completion of construction.
As well as subterranean projects in the urban environment, we have been working on several country estates with below ground elements. We have recently completed a 450m2 basement family office with recreational facilities to an estate in Oxfordshire. On the same estate we have previously completed a link tunnel running under the existing access road between 2 existing listed gate lodges to house security staff.
On an estate in Hertfordshire a new manor house in a French Chateau style was constructed, this project also involved the construction of a full sized underground tennis court with a private cinema within the same complex.
